文章分析房价的影响因素,选取安徽省2003-2016年相关数据,运用普通最小二乘法,构建线性回归模型,结果表明,安徽省房价上涨主要是由需求因素推动的,地区生产总值(GDP)以及人口数量对其价格均有一定影响,人口数的增加对房价的上涨起主要作用,而GDP的影响稍小一些。

This paper analyzes the influencing factors of house price, chooses the relevant data of Anhui Province from 2003 to 2016, and constructs a linear regression model by using the ordinary least squares method. The results show that house price rise in Anhui Province is mainly driven by demand factors, GDP and population have a certain impact on its price, and the increase of population has an impact on house price rise. It plays a major role, while the effect of GDP is slightly smaller. Combined with the actual situation, this article put forward specific suggestions.
